This oceanfront house currently is a vacation home for the owner’s family, and will be a permanent residence upon the owner’s retirement. The design is reminiscent of old style ocean front cottages, updated to current hurricane / flood zone standards. The main living area is the first raised level, while the grade level is used for a parking garage and changing area for beach goers. The upper level contains an additional living area and Owner’s bedrooms. Wide overhangs describe the roof, which keeps both rain and sun from affecting indoor atmosphere. All bedrooms have a view of the ocean. As current codes prevent living areas on grade in the ocean front flood zones, the grade level is only partially enclosed. Large louvered panels allow fresh air to circulate throughout this level. These also allow flood waters to pass under the building without damaging the living levels above. There is a large covered porch on this level adjacent to the ocean front pool. The porch contains a wet bar and grill area. Hidden under the house are showers and changing areas for swimmers. The main living level can be reached through a grade level entry area, with an elevator and stairs, or by an exterior monumental stairway at the front of the home. In both cases, one arrives at the main entry. An open stairway leads to the upper floor, yet allows a glimpse of the ocean through the window wall at the family room beyond the stairs. This family room has a two-story ceiling. The aforementioned window wall uses all this area to let the ocean view into the room. The dining and kitchen area are both open to the family room, creating a large gathering space for the owner and guests. Guest bedrooms with connecting baths are to either side of the main area. This pattern is repeated above. A central play room overlooks the family room below and has the same view of the ocean through the 2-story window wall. The Owner’s bedrooms with private baths are to either side of the play room. At the street side of the house is a sun room. Its elevation creates a long view inland and lets in plenty of sun as it sets in the west. The oceanside exterior of the home features a large covered porch, deep enough to create cool shade and hold a large family gathering. Twin stairs lead down to the pool deck. The pool is surrounded by decks of concrete pavers, with plenty of space for sunning when guests tire of the sandy beach.
