Programming / Budget:  A thorough and detailed program is critical.  Our team will interview and converse with all appropriate representatives in order to detail all criteria of the project regarding area requirements and relationships.

Schematic Design: With acceptance by the owner of the building scope and budget, the Schematic Design phase will begin, incorporating all program requirements into a cohesive plan that works functionally, aesthetically and economically.

Construction Documents: Upon approval of the schematic plan, the development of the Construction Documents will commence. Materials and construction systems will be utilized appropriate for the project type, location and budget.

Bidding / Contractor Selection: With the completion of the bid package, the project may be either negotiated with selected general contractors and/or competitively bid, ensuring the receipt of bids from only pre-qualified, financially stable and bonded builders.

Construction Observation: The assurance of a quality project lies in the construction process. Consequently, communication between the Architect and Contractor, along with the Architect’s understanding of the construction process is a necessity.

Project Follow-Up: Finally, our work will not cease upon acceptance of the Contractor’s final Certificate of Payment. Having pride in our work, we provide follow-up services on the project for the one-year warranty period should any problems arise.
